An organized file starts with the right documents

The exact checklist depends on you, the property, and the lender. These are common starting points, not a complete or guaranteed set of approval requirements.

Income and employment information

The lender determines the documents and time periods needed for your circumstances. Do not upload identity documents or financial records through the initial consultation form.

  • Employment confirmation and recent pay records, where applicable.
  • Income records relevant to self-employment, business income, or other income sources.
  • Tax-related income documents requested by the lender; ask your accountant/tax professional about their preparation.

Property and rental income documentation

Actual rental income, proposed rental income, and short-term revenue can require different supporting evidence. Confirm the applicable checklist during the financing review.

  • A purchase agreement and property details for a proposed purchase.
  • Current lease agreements and evidence of rent received, if available.
  • Information about units, occupancy, property use, and relevant expenses.
  • An appraisal or market-rent assessment if requested by the lender.

Down payment or equity evidence

A lender may ask for additional documentation about funds and liabilities. Avoid moving funds based solely on this general checklist; discuss the documentation needed for your transaction first.

  • Records supporting the source and availability of your down payment funds.
  • Current mortgage statements for a property being refinanced.
  • Details of any proposed borrowing against another property.
  • Relevant records for gifted or transferred funds if applicable and requested by the lender.

A summary for multiple properties

The goal is an accurate overview, not a projected return or investment recommendation. Provide estimates only when clearly identified, and expect the lender to request supporting evidence.

  • Property addresses, ownership details, and rental use.
  • Mortgage balances, payments, renewal dates, and current statements.
  • Rental income and available lease records for each property.
  • Other liabilities and the details of the financing you are requesting.
